Saggio Hills Overview
Saggio Hills is a resort and residential neighborhood proposed on a 258.5 acre parcel at the north edge of Healdsburg in Sonoma County. The property is directly north and adjacent to Parkland Farms and east of Healdsburg Avenue.The resort includes 130 rooms, restaurant, destination spa, and conference facility. There are 70 residences proposed that will be constructed by the developers in concert with the development of the resort.
The proposed project also includes 37-acres of land donated to Healdsburg for a Community Park, a Fire Sub-station, 14.3-acres donated for Affordable Housing, and hiking trails throughout the property for the public to enjoy.
Resort
Saggio Hills is committed to developing a high quality Resort and Spa that will include an excellent restaurant and an exceptional conference facility to be operated by a world class operator. The Resort will be LEED (The Leadership in Energy and Environmental Design) Certified and will create a full spectrum of employment opportunities from entry level to highly paid professionals.
Residential Community
Saggio Hills includes a plan for the construction of 70 homes clustered in only 27-acres of the 258.5-acre property. The development of these homes will be overseen by the Saggio Hills team, ensuring design and architectural excellence. Every effort has been made to minimize the environmental impact of the houses through clustering and protection of ridgeline views.
Finacial benefits
The current Transient Occupancy Tax (TOT) rate is 12% of the nightly room rate. The community will benefit from this tax entirely. The TOT is estimated at over $91 Million in the first 20 years of operation.
Affordable Housing
The need for Affordable Housing is of paramount importance to Healdsburg. The homes that are ultimately built here will provide housing for teachers, firefighters, professionals, and others that have been priced out of the Healdsburg housing market. Saggio Hills will donate 14.3-acres of land to Healdsburg for Affordable Housing. The final number of homes, and the resulting density and design will be determined in a separate, community-driven process conducted by the City of Healdsburg .
Community Park
The Community Park will provide additional opportunities that will further enhance the quality of life that residents enjoy. 37-acres of land will be donated to Healdsburg for a Community Park upon final approval of the Saggio Hills project. The Park, as proposed will include an Active Park with sports fields, Passive Park and Wetland Mitigation Area. The Passive Park area will provide hiking and open space trails for the community and the Wetland Mitigation Area will expand from existing wetlands, offering even more opportunities for education and recreation.
Trail system
The natural beauty of Saggio Hills is something we want to share with everyone in the community. The public trail system will complete the northern segment of the Healdsburg Ridge trail system. The trail will link Fox Pond, now owned by the Open Space District, the Affordable Housing site, the Community Park and the northwest segment of Saggio Hills. The private trails will be open to the public during daylight hours.
Fire substation
Saggio Hills will donate the land for a new Fire Substation as well as provide the rough grading of the parcel and housing for 3 volunteer firefighters. Saggio Hills will also provide funds towards the construction of the Fire Substation which will be complete concurrent with the opening of the Resort.
