Q. Where is Healdsburg, CA?
Healdsburg is located in the Northern part of Sonoma County, 65 miles north of the Golden Gate Bridge. Healdsburg is known for its proximity to the Alexander Valley, Dry Creek Valley, and the Russian River Valley. These are some of the most premier wine growing regions in the world.

Q. What will Saggio Hills bring to Healdsburg?
Saggio Hills brings a lot to Healdsburg. Some of the primary benefits are increased revenues to Healdsburg, new jobs during construction and from the Resort, Affordable Housing, and new passive and active parks, trails, and open space just to name a few.

Q. What is the financial impact of Saggio Hills for the City?
Healdsburg will be afforded numerous financial benefits from Saggio Hills. The Transient Occupancy Tax (TOT) revenue alone will provide Healdsburg with an estimated $3 million per year in the first few years of the resort's operation. That number is expected to exceed $90 million in its first 20 years. In addition, other taxes and fees create even more income for Healdsburg including numerous employment opportunities created by the project.

Q. Have you had any community input into the plan?
Yes! Healdsburg's Civic Leaders, City Staff, residents and community groups have been steadfastly working with us to create a plan that will benefit all community stakeholders. We have already refined the plan to accommodate a number of the suggestions that have been made, and the process is still ongoing. Healdsburg Community

Q. Will Healdsburg residents be able to walk around the Resort property?
Yes, the resort is for all Healdsburg residents as well as resort guests. A system of hiking trails will run throughout the property. One of the trails leads directly to the resort, so that Healdsburg residents can walk around the property and enjoy it with the guests.

Q. Is there Affordable Housing in Saggio Hills?
Yes. 14.3 acres will be donated to Healdsburg for Affordable Housing. Saggio Hills will rough grade, at our expense, this site and install the backbone of the infrastructure for the Affordable Housing site.

Q. Are there Hiking Trails and who can use them?
Yes. A system of hiking trails will run throughout the property and are there for Healdsburg Residents as well as resort guests to enjoy. The trails will give hikers' access to Fox Pond, the Community Park , and the Resort and will complete the City of Healdsburg 's goal for the Healdsburg Ridge Trail. These trails will be open to the public during daylight hours.

Q. What commitment has the Developer made regarding the Fire Sub-station?
The Developer will donate the land for a Fire Sub-station including the rough grading for this parcel. In addition, the Developer has committed $1 million towards the construction of the Fire Sub-station which will be completed concurrent with the opening of the Resort.

Q. When did you purchase the property?
We purchased the property on August 3, 2005.

Q. What's been going on since then?
We began a series of 15 Planning Commission meetings in September 2007 and the Planning Commissioners unanimously voted in support of our project for each of our entitlements. We have been continuously working with members of City Staff and the community to gather public input on the project. With this information we have been able to refine the plan to more closely match the needs of the community.

Q. When will construction begin?
The exact date has not yet been established. 

Q. When will the park be completed?
Per the Development Agreement, the Community Park is to be completed concurrent with the opening of the Resort. The Transient Occupancy Tax will support the upkeep of the park. Saggio Hills has committed $3 million towards the construction of the Community Park in addition to the donation of the land including the rough grading by Saggio Hills.

Q. Where is Saggio Hills located?
Saggio Hills is located in the northern part of the community of Healdsburg, CA. Currently in Sonoma County , the property has been designated for annexation into the City of Healdsburg for over 20 years.

Q. Who will develop Saggio Hills?
The Robert Green Company will be the developer for Saggio Hills. 

Q. What hotel brand will operate the Resort?
A management agreement cannot be signed with a hotel operator until the project is approved. The operator will, however, be a high quality, world-class hospitality brand that we believe Healdsburg residents will be proud to have as part of the community.

Q. How many hotel rooms are being proposed?
There will be 130 units/”keys” in the Resort. In addition, the resort will include a spa, restaurant and conference facilities that will be available to the public.

Q. Will the Resort and Resort Residences utilize “Green” building principles?
Yes. The Developer has registered the Resort with the U.S, Green Building Council in order to seek LEED (Leadership in Energy and Environmental Design) Certification. The process of achieving LEED Certification will include evaluation of not only energy consumption, but also water conservation, indoor air quality and material and resources used during construction of the Resort. As the Resort design process continues, the Developer will be conducting the appropriate testing and evaluation to measure potential compliance with LEED guidelines. The Developer is pursuing green building practices for the Resort Residences.
